Today’s home market is very, VERY competitive.  Every advantage you can take when buying a house is a good choice.  When you’re shopping for a home, you need to be ready to move quickly.  Outside of getting your pre-approval, which is the absolute first step to buying a home, these are some tricks to maximize your ability to buy a home.

  1. Look Sharp.  When you show up for the open house, or to meet with the seller, or to talk to your realtor, dress appropriately.  It’s not a deal-breaker to show up in sweatpants or flip-flops, and you don’t have to wear a tuxedo or a ball gown.

You should look like someone serious about buying a house.  (Unless you’re paying above asking in cash.  Then wear what you want, and you probably don’t need this guide.)  Looking ready to buy makes you a serious buyer, especially if you have a pre-approval letter in hand.

  1. Know How Urgent the Market Is. This is not a slow real estate market.  With super low interest rates and low housing inventory, you need to make sure that you get your offer in quickly.  People often underestimate the market for a home, and don’t get their offer in in time.  This isn’t a game of hard-to-get.  This is a race to get your home.

When you know the price and value that you want to spend for your home, make that offer that day.  Think of the housing market like an Amazon Gold Box sale.  You wait, you miss it.

  1. Make Your Own Decision. Too many voices can lead to losing a house.  It’s fine to bring your parents or people you trust to an open house.  Just don’t take their opinions as gospel.  You are buying this house, not them.  If you fall in love with vaulted ceilings and can live with small closets, then buy it.

You’re living there.  Not your parents.  Not your friends.  Buy a home that has what’s important to you, not what everyone else says you should buy.
